A fit-out turns a shell or an old unit into a working space, and in every emirate it comes with approvals.

Approvals come first

Commercial units need drawings approved by the landlord, the municipality and Civil Defence before work starts (in Dubai, Dubai Municipality and Dubai Civil Defence). Most towers ask for a no-objection certificate and a refundable works deposit of AED 500 to 2,000.

Start the landlord and building approvals before you sign a contractor, because they can take one to three weeks and a contractor who prices before approval may not allow for them.

What it costs in 2026

  • Office fit-out: AED 120 to 350 per square foot
  • Home renovation: AED 100 to 300 per square foot
  • Restaurants and retail: AED 300 to 600 per square foot, more for high-end schemes
  • Bathroom renovation: AED 12,000 to 35,000
  • Kitchen: AED 25,000 to 90,000

These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.

Before you pay

Compare three itemised quotes against the same drawings, and hold back 5 to 10 percent until handover and snagging are complete. Ask for the contractor's licence activity and, where the works need it, its municipality classification (Dubai Municipality in Dubai). Any change to scope should be priced and signed before the work, not discovered on the last invoice.

Check the badge first, then read the reviews and the response rate. Ask for a written quote that names the company on the licence, and pay only to an account in that company's name. See typical prices in our price guide.

Frequently asked questions

What licence and approvals should a fit-out contractor hold?

A trade licence (DET in Dubai, ADDED in Abu Dhabi, SEDD in Sharjah) for interior fit-out or contracting, a municipality contractor classification for larger works (Dubai Municipality in Dubai), and Civil Defence approval for fire and life-safety changes. In JAFZA and other free zones, ask for the zone authority's approvals instead. Keep copies of every approval with the contract.

How much does fit-out cost per square foot?

In 2026, office fit-out typically costs AED 120 to 350 per square foot and home renovation AED 100 to 300. Restaurants and retail run AED 300 to 600 per square foot, and high-end schemes can cost more. Furniture, IT and loose items are usually separate. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.

What payment terms are safe?

A deposit of 10 to 30 percent, then payments tied to completed milestones, with 5 to 10 percent held back until handover and snagging are complete. Never pay the full price before completion, and pay a company account in the licence holder's name.

Do I need my landlord's approval to renovate?

For anything beyond cosmetic work, yes, in writing, and most towers also ask for a no-objection certificate from the building management with a refundable deposit. Start the approval before you sign the contractor, because it can take one to three weeks.
