Why pest control is regulated

Pest control uses pesticides, chemicals designed to kill living things, inside places where people sleep, eat and keep pets. Dubai regulates that work for the same reason it regulates food premises. Dubai Municipality sets the rules, approves which companies may carry out treatments and controls which products may be used. This guide covers Dubai. In the other emirates the local municipality or the emirate's designated authority approves pest control companies, so ask the company which approval it holds there.

For a household, this means two things. First, a pest control company should hold a trade licence with a pest control activity, and an approval from the municipality for its operations. Second, the products it uses should be on the list of approved pesticides and applied by trained technicians.

Food businesses have a further obligation. Restaurants, cafeterias, shops and kitchens in Dubai need a pest control contract with an approved company as part of keeping their food licence.

How to check a company's approval

Ask for two documents: the trade licence from the Department of Economy and Tourism (DET) in Dubai with a pest control activity, and the Dubai Municipality approval or registration certificate. Check the licence number on the DET register with our guide to verifying a trade licence.

For the municipality's approval, ask for the certificate number and its expiry date, and confirm it with Dubai Municipality through its contact centre on 800900 or its website. Approvals are renewed, so a certificate from three years ago proves nothing.

Ask for the technician's ID and training certificate when they arrive. A technician who sprays your home with unmarked chemicals from a plain bottle is not working under an approved process.

What a proper treatment includes

A visit starts with an inspection, not a spray. The technician identifies the pest, finds where it enters and nests, and chooses a method to match: gel baits for cockroaches, residual spray for ants, heat or insecticide for bed bugs, traps and bait stations for rodents, and soil or bait systems for termites.

Before the treatment, the technician tells you which products they will use, how long you need to stay out and what to cover or remove, such as food, fish tanks and children's toys. After it, you receive a service report with the pest, the areas treated, the product names and the warranty terms.

General pest treatments typically carry a 3 to 6 month warranty, bed bug treatment 30 to 90 days with a follow-up visit, and termite treatment 1 to 5 years depending on the method.

What pest control costs in 2026

As of October 2026, a general pest treatment for cockroaches and ants costs, depending on size and number of floors:

  • Studio: AED 150 to 300
  • One-bedroom: AED 200 to 400
  • Villa: AED 400 to 1,200

Other treatments:

  • Bed bugs: AED 350 to 900 for a flat, usually with two visits
  • Rodent control: from around AED 250 to 600 for the first visit
  • Termites: AED 800 to 3,000 for a villa

Annual contracts for homes typically cost AED 400 to 1,200 and include quarterly visits. Restaurants and shops pay by the month, usually AED 250 to 800, depending on the size and number of visits. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.

Our pest control price guide lists more items. Where the company is VAT-registered, 5 percent VAT is added.

Safety at home

Ask how long you must stay out: 2 to 4 hours is typical for a spray, longer for fumigation. Remove or seal food, cover utensils, move pets and fish tanks, and air the rooms afterwards.

Pregnant women, infants, people with asthma and pets deserve extra care. Tell the technician before they begin and ask for a lower-odour or gel method where possible.

Deaths from improper fumigation have occurred in the region, and it is the reason approvals exist.

Keep the product name and the active ingredient from the service report. If a child or a pet falls ill, the doctor or the vet will ask for it, and a company that cannot supply it quickly is a reason to report the visit to the municipality.

Red flags

Be wary of an unlicensed "pest control" worker at the door offering a cheap treatment, a quote that includes fumigation for a flat in an occupied tower, a company that will not name the product, and a treatment that ends without a report.

Be wary of a promise to remove pests "forever". A good company says that treatment reduces the population and that prevention, such as sealing gaps and fixing leaks, keeps them away. It also tells you when a problem comes from the building, such as a shared riser, which needs the management.

Request a copy of the service report each time. It is evidence for the landlord and for the warranty.

If the pests come back or someone is harmed

If the problem returns inside the warranty period, call the company with the service report and ask for a free follow-up. Take photos of the pests and where they appear.

If someone develops symptoms after a treatment, such as breathlessness, nausea or dizziness, leave the property, ventilate it and seek medical help. Call 998 for an ambulance in an emergency. Keep the product name from the service report for the doctor.

Report an unapproved company or an unsafe treatment to Dubai Municipality through 800900, or to the municipality in your emirate. For a refund dispute with a licensed company, the consumer protection section of the emirate's economic department (DET in Dubai, ADDED in Abu Dhabi, SEDD in Sharjah) takes complaints.

Any AED amounts in this guide are typical ranges for Dubai as of October 2026; prices in other emirates are often similar or lower. They are not quotes and not offers: real prices depend on the job, the company and the date, so ask for written quotes.

Frequently asked questions

Does a pest control company need Dubai Municipality approval?

In Dubai, yes, in addition to a DET trade licence with a pest control activity. Ask for the certificate number and expiry date and confirm it with Dubai Municipality on 800900.

How much does bed bug treatment cost in the UAE?

Typically AED 350 to 900 for a flat in 2026 at Dubai prices, usually in two visits 10 to 14 days apart. Ask whether the price covers mattresses, sofas and the follow-up.

Can my landlord make me pay for pest control?

It depends on the tenancy contract. Many contracts make routine pest control the tenant's job, while infestations from the building structure are usually the landlord's. Read the maintenance clause.

How long should I stay out after a treatment?

Usually 2 to 4 hours for a spray, longer for fumigation. The technician must tell you before they begin. Ventilate the property when you return.
