What moves the price
- Surface preparation. Filling cracks, sanding and priming can take as long as the painting.
- Paint brand and finish. Premium brands and washable finishes cost 20 to 50 percent more than basic emulsion.
- Ceiling height and access. Double-height rooms and stairwells need scaffolding.
- Furniture and timing. An empty flat is cheaper to paint. Occupied homes take longer.
- Landlord handover. Move-out repaints often need to match the original colour and finish.
How to read these prices
These are indicative ranges compiled by the Moathaq editorial team from published rate cards, public tariffs and typical market prices. They are not government tariffs and they are not quotes. Last reviewed: October 2026. Your quote will differ, so always ask for a written quote before work starts.
Prices are for labour and standard paint from a licensed company, excluding VAT of 5 percent. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower. Many painters quote per room or per square foot of wall; convert the quote to a total so you can compare.
If you are repainting to hand a rental back, ask your agent what colour and finish the contract requires before you choose.
How to get a fair quote
Ask for a written quote with the number of coats, the paint brand and finish, and who moves and covers the furniture. Ask for a site visit before pricing, not a number by message.
Agree on the stages for payment. A deposit of 10 to 30 percent, then the balance on completion after you have inspected the walls in daylight, is a fair structure.
Red flags
Check the company's licence, ideally with a painting and decoration activity, and see our guide on checking a contractor before paying.
Frequently asked questions
How much does it cost to paint a 2-bedroom apartment in the UAE?
Typically AED 1,800 to 4,000 in Dubai in 2026, often similar or somewhat less in the other emirates, for two coats on walls and ceilings, depending on paint brand, condition and furniture.
Does the tenant have to repaint when moving out?
It depends on the tenancy contract. Normal wear is not a ground for deduction, but damage beyond it may be. Read the clause and agree the standard with the landlord.
