A paint job in the UAE is mostly preparation. Filling cracks, sanding, sealing water stains and priming can take as long as the coats, and a painter who skips them gives you a finish that peels within a year in a humid, air-conditioned home.

What a proper service includes

  • Two coats, with the paint brand and finish in writing
  • Preparation: cracks filled, sanding, stains sealed, priming
  • Furniture moved and covered by the painter

Ask the painter to show the sealed paint tin on site before the first coat goes on. Inspect the walls in daylight before the final payment, since artificial light hides roller marks, patchy coverage and missed corners.

What it costs in 2026

  • Interior, one-bedroom apartment: AED 1,200 to 2,800
  • Interior, two-bedroom apartment: AED 1,800 to 4,000
  • Interior, three- or four-bedroom villa: AED 4,500 to 12,000
  • Villa exterior: AED 3,500 to 12,000
  • Single feature wall: AED 250 to 600

These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.

Before you pay

If you are repainting to hand a rental back, ask your agent what colour and finish the contract requires before choosing. Premium washable paints cost 20 to 50 percent more than basic emulsion but suit kitchens, corridors and homes with children.

Check the badge first, then read the reviews and the response rate. Ask for a written quote that names the company on the licence, and pay only to an account in that company's name. See typical prices in our price guide.

Frequently asked questions

What licence should a painting company have?

A trade licence (DET in Dubai, ADDED in Abu Dhabi, SEDD in Sharjah) with a painting and decoration or building maintenance activity. Large towers may require an approved contractor. Ask for the licence number, check it on the issuing register and keep the quote and invoice with the company's name on them.

How much does it cost to paint an apartment in the UAE?

In 2026, typically AED 1,200 to 2,800 for a one-bedroom, AED 1,800 to 4,000 for a two-bedroom and AED 2,500 to 6,000 for a three-bedroom apartment (villas cost more), for two coats on walls and ceilings. Premium paint and colour changes from dark to light cost more. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.

What are the red flags with painters?

Be cautious of a painter who will not name the paint brand, thins paint with water to stretch it, skips priming on stained walls, quotes by message without seeing the rooms or asks for the full payment up front. Inspect the walls in daylight before the final payment.

Do I have to repaint when I move out?

It depends on the tenancy contract. Normal wear is not a ground for deducting from the security deposit, usually 5 percent of annual rent, but marks and damage beyond it may be. Read the clause and agree the standard with the landlord before you move.
