Property brokerage in the UAE is regulated emirate by emirate. In Dubai the regulator is the Real Estate Regulatory Agency (RERA), part of the Dubai Land Department (DLD); in Abu Dhabi brokers are registered on the DARI platform, and the other emirates have their own land and property departments. In Dubai a legitimate agent has all three of these:

  • A broker card number (BRN)
  • A registered brokerage with its own registration number
  • A permit number and QR code on every advert

You can look all three up on the DLD website or in the Dubai REST app before you view a property.

What it costs

  • Resale commission: commonly 2 percent of the sale price, often paid by the buyer, and negotiable
  • Lease commission: 5 percent of annual rent, paid by the tenant
  • VAT: 5 percent on commission where the brokerage is registered
  • DLD transfer fee in Dubai (buyers): 4 percent plus administrative charges, and trustee office fees

The transfer and trustee fees do not go to the agent and should not be mixed with commission. These are typical Dubai figures; commission practice and transfer fees in the other emirates may differ, so check them locally.

Before you pay

A seller and a broker should sign a listing agreement before an advert goes up. Pay deposits only to escrow or to a company account in the brokerage's name, never to a personal account.

Check the badge first, then read the reviews and the response rate. Ask for a written quote that names the company on the licence, and pay only to an account in that company's name. See typical prices in our price guide.

Frequently asked questions

How do I check a real estate agent in the UAE?

In Dubai, ask for the broker card number and the brokerage registration number, then search both on the Dubai Land Department website or in the Dubai REST app. The record shows the name, photo, company and status. Scan the advert's QR code to see the permit. In Abu Dhabi, check the broker on the DARI platform; in the other emirates, ask the local land or property department.

How much commission do agents charge in the UAE?

In Dubai, typically 2 percent of the price on a resale and 5 percent of annual rent on a lease, plus 5 percent VAT where the brokerage is registered. The figure is written in the agreement and can be negotiated before you sign, never after. Check local practice in the other emirates.

What are the red flags in a property advert?

A price far below similar units, no permit number, a price in the DLD record (in Dubai) that differs from the advert, and an agent who will not meet at the brokerage. A request for a holding fee by transfer before you see a contract is the classic version.

Is Ejari required when I rent in Dubai?

Yes. The tenancy contract is registered in Ejari through the Dubai Land Department for roughly AED 180 to 250 depending on whether you register online or through a trustee centre (check the current fee with the Dubai Land Department), and you need it for DEWA, visas and many bank procedures. A landlord or agent who avoids Ejari is a risk. The other emirates have their own tenancy registration systems, such as Tawtheeq in Abu Dhabi.
