Why UAE units need more than a filter rinse
An AC unit in the UAE runs for six or seven months a year at close to full load, in dust that coats the coil and humidity that feeds mould in the drain. In a milder climate a unit can coast on a yearly filter change. A unit in Jumeirah or Al Ain cannot.
A service that takes ten minutes and ends with a spray of cleaner on the front panel is a filter rinse, not a service. A proper service of a split unit takes 45 to 90 minutes, and the technician should be able to tell you what they measured.
This guide lists what the visit should include, what to ask before it and what it should cost as of October 2026. It applies to wall-mounted split units, which are the most common type in apartments and villas across the UAE.
The twelve steps of a proper service
A technician working through a split unit should cover these, in roughly this order.
- Record the room temperature and the supply air temperature before starting.
- Remove and wash the filters, and dry them before refitting.
- Clean the indoor coil with a coil cleaner, with a cover to catch the water.
- Clean the blower wheel, which collects dust and slows airflow.
- Flush the drain tray and the drain pipe.
- Check the fan motor and the louvre motor.
- Clean the outdoor coil and fan with water, not just a brush.
- Tighten the electrical terminals and check the cable insulation.
- Test the capacitors and measure the compressor's current draw.
- Check refrigerant pressure, with a gauge, only if the cooling performance suggests a problem.
- Run the unit and measure the temperature drop between return and supply air.
- Reset the settings and show you the readings.
A technician who skips the coil wash and the drain flush has skipped the two steps that matter most in the UAE climate.
The readings that tell you it worked
Ask the technician to show you two numbers. The first is the temperature drop: the difference between the air entering the unit and the air leaving it. A healthy split unit in a UAE summer gives a drop of roughly 8 to 12 degrees Celsius. A drop of 5 degrees or less means a problem, usually a dirty coil, a low charge or a weak fan.
The second is the current draw of the outdoor unit, measured with a clamp meter and compared with the figure on the nameplate. A draw well above the nameplate suggests a struggling compressor or a dirty condenser.
These readings take two minutes and cost nothing. A technician who is happy to show them is probably doing the work. One who says that readings are not needed is not.
What it costs in 2026
As of October 2026, typical household prices for a split unit are as follows. A filter clean and basic service costs AED 80 to 160 per unit. A full service with indoor and outdoor coil wash and drain flush costs AED 150 to 350 per unit. A gas top-up costs AED 150 to 300 and a full refill after leak repair AED 250 to 550.
Prices drop 15 to 25 percent per unit when you book three or more units together. Annual maintenance contracts cost AED 180 to 400 per unit per year and usually include two to four visits. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower.
Our AC repair price guide lists the full ranges and what moves them. VAT of 5 percent applies if the company is VAT-registered, so ask whether a quote includes it.
The gas top-up question
The commonest upsell in AC repair across the UAE is a gas top-up. The refrigerant in a sealed system does not get used up. If the level is low, there is a leak, and topping up without finding it means paying again in a few weeks.
A fair technician checks pressure with a gauge, looks for oily residue on the pipe joints, runs a leak test with nitrogen or an electronic detector and only then adds gas. R410A and R32 are the usual refrigerants in newer units, and the type is printed on the outdoor unit's label.
Ask the technician which refrigerant the unit uses, how much was added and why.
Who pays: tenant or landlord
In a rented flat or villa, the tenancy contract decides who pays for AC maintenance. Many UAE contracts make routine servicing and minor repairs the tenant's job and major parts such as a compressor the landlord's. Read the maintenance clause in your registered contract before you book (Ejari in Dubai, Tawtheeq in Abu Dhabi). In Dubai, if the contract is silent, the rental law generally places major maintenance on the landlord; in the other emirates, check the local rental rules.
If your building uses district cooling, a provider such as Empower in Dubai bills a fixed capacity charge and a consumption charge, and the tenant does not service a chiller. In that case the in-unit fan coil still needs its filter and drain cleaned, and the building maintenance team may do it for a fee.
Ask your landlord in writing before you pay for a major repair, and keep the invoice if you intend to claim it.
Red flags
Watch for a technician who arrives without a company ID or a vehicle that matches the company, who quotes by phone without seeing the unit and then adds items on site, who cleans the unit without covering the furniture, or who asks for payment in cash with no invoice.
A price far below the market for a deep clean, such as AED 40 per unit, usually means a rinse with no coil wash. A request to replace a whole unit after a five-minute look is another sign of a sales visit.
Check the company's trade licence with our guide on verifying a licence, and prefer companies that give a written warranty.
If the unit fails after the service
Call the company the same day and quote the invoice number. Reputable companies give a warranty of around 30 days on labour and 90 days on replaced parts, and return to check a fault that appears inside that period.
Photograph the fault and the unit's label. If the company refuses to return, write to it with a deadline of three working days. If a technician damaged the unit or your property, ask for the repair or reimbursement in writing.
The consumer protection section of the emirate's economic department (DET in Dubai, ADDED in Abu Dhabi, SEDD in Sharjah) accepts complaints against licensed companies, and the police take reports of fraud. Keep the invoice, the quote and any messages.
Any AED amounts in this guide are typical ranges for Dubai as of October 2026; prices in other emirates are often similar or lower. They are not quotes and not offers: real prices depend on the job, the company and the date, so ask for written quotes.
Frequently asked questions
How often should I service my AC in the UAE?
Rinse the filters monthly in summer, book a full service twice a year and a deep clean once a year before May. A unit that is also used in winter benefits from a service every four months.
How long should a split unit service take?
Between 45 and 90 minutes per unit for a full service with coil wash and drain flush. A visit under 20 minutes is a filter rinse.
Why does my AC leak water inside the room?
Most often a blocked drain pipe, and sometimes a frozen coil from low airflow. A drain flush costs AED 80 to 200. If it keeps happening, ask the technician to check the pipe slope and the coil.
Is an annual maintenance contract worth it?
For three or more units, usually yes. At AED 180 to 400 per unit per year it spreads the cost and gets you priority visits in summer. Check what is excluded, especially gas and parts.
