The call-out fee, explained
A plumber call-out in the UAE typically costs AED 150 to 250 as of October 2026. These are typical Dubai prices; in the other emirates prices are often similar or somewhat lower. That fee pays for the visit, the diagnosis and, usually, the first 30 to 60 minutes of labour. Parts and extra time are charged on top.
Many companies credit the call-out against the repair if you approve the job on the spot. Ask this when you book and get the answer in a message. Emergency call-outs after 10 pm, on Fridays or on public holidays often carry a premium of AED 50 to 150.
A free "inspection" is usually a way to get a technician into your home. It is fine if the company is licensed and quotes before it starts. It is a problem if the price changes after the technician has opened the wall.
What happens on the visit
A good visit follows a pattern. The plumber confirms the arrival window, arrives with a company ID, asks where and when the problem started and looks before touching anything.
For a leak, they check the visible pipes, the fittings and the isolation valves. For a blocked drain, they run water and test the flow before and after. For a low-pressure complaint, they test the tap, the angle valve and the supply to separate a local fault from a building-wide one.
Then they tell you what they found and give a price before starting. If the fault needs a part, they say whether they carry it or need to order it. Do not let the work begin until you have agreed the price in a message.
Take a photograph of the fault before the plumber touches it, and another when the work is finished. If a leak returns in the same place, the two photographs and the invoice turn a disagreement into a warranty repair. Keep the old part in a bag if you asked for it.
Typical prices for common jobs
These are household prices as of October 2026, labour included. A blocked sink or basin costs AED 150 to 350 to clear. A blocked toilet or floor drain costs AED 200 to 450. A dripping tap washer or cartridge costs AED 100 to 200. A mixer tap replacement costs AED 150 to 300 for labour, plus the tap.
A water heater replacement costs AED 350 to 900 for labour and fittings, plus the unit. A toilet cistern repair costs AED 150 to 350. A concealed leak survey with a moisture meter or thermal camera costs AED 300 to 900, depending on the area.
Our plumber price guide lists more items. Prices rise for old buildings, for work behind tiles and for evenings and weekends.
Tenant or landlord: who pays
In a rented home, the tenancy contract decides. Many UAE contracts put minor repairs, such as a tap washer or a blocked sink, on the tenant, and structural or concealed pipework on the landlord. Some contracts set a threshold, for example AED 500 per repair, below which the tenant pays.
If a pipe inside a wall or ceiling fails, tell the landlord or the property manager in writing before you call a plumber, unless water is flowing. In an emergency, isolate the supply at the angle valve or the main valve, photograph the damage and call a plumber, then send the landlord the invoice.
A leak that reaches the unit below makes you liable for damage, so act fast. Building management usually has its own plumber for common pipes, and charges residents for in-unit work only.
Work that needs more than a plumber
Moving a kitchen or bathroom, adding a point or changing the main supply is a building modification, and most towers and communities need a no-objection certificate (NOC) from the management first.
Gas pipework is a separate trade. Ask for a contractor approved for gas work, and ask the building management who the approved companies are.
A water heater swap can usually be done by a plumber, but a heater that connects to an electrical circuit should be checked by an electrician if the load changes. Our guide to electrical work in the UAE covers where the line falls.
Red flags
Watch for a plumber who refuses to give a price before starting, who suggests replacing a whole pipe run for a dripping joint, or who brings unbranded parts that he cannot name. Watch for a technician who opens the wall without telling you why, or who finds a second fault the moment the first is fixed.
Leave the job at a safe point if the price changes dramatically on site. You can pay the call-out and the work done, and call someone else.
A bargain call-out of AED 50 to 80 is usually a way to get inside your home, with the money made on parts and extras. Check the company's licence activity with our guide on verifying a trade licence.
If the repair fails or water damage follows
Call the company the same day and quote the invoice. Reputable plumbers give a warranty of 30 days on labour and often longer on parts. Send photos of the new leak with the time.
If the work caused damage, ask the company for a written response within three working days. A licensed company should carry public liability insurance. Also check your home contents insurance, which may cover water damage and which usually requires a report within a short time.
For an unresolved dispute with a licensed company, the consumer protection section of the emirate's economic department (DET in Dubai, ADDED in Abu Dhabi, SEDD in Sharjah) takes complaints. Keep the invoice, the quote and any messages.
Any AED amounts in this guide are typical ranges for Dubai as of October 2026; prices in other emirates are often similar or lower. They are not quotes and not offers: real prices depend on the job, the company and the date, so ask for written quotes.
Frequently asked questions
How much is a plumber call-out in the UAE?
Typically AED 150 to 250 at Dubai prices, covering the visit, diagnosis and about 30 to 60 minutes of labour. After-hours and holiday visits can add AED 50 to 150.
Who pays for a leak in a rented apartment?
It depends on the tenancy contract. Minor repairs often fall on the tenant and concealed or structural pipework on the landlord. Tell the landlord in writing and keep the invoice.
How do I find a hidden leak?
Check your water consumption on your utility bill (DEWA in Dubai) for unexplained rises and look for damp patches or a hissing sound. A leak survey with a moisture meter or thermal camera costs AED 300 to 900.
Can a plumber work on my gas line?
Only if approved for gas work. Gas pipework is a separate trade, so ask your building management for the approved companies and do not allow general plumbers to alter it.
