The short answer
AC duct cleaning in Dubai typically costs AED 400 to 900 for a one- or two-bedroom flat, AED 900 to 1,600 for a three-bedroom flat or townhouse, and AED 1,500 to 3,000 for a four- or five-bedroom villa, as of November 2026. The price depends mostly on how many indoor units you have, not how many bedrooms.
You do not need it every year. Ducts are worth cleaning when there is visible mould, dust blowing out of the grilles, pests in the system, or a renovation that left dust in the ceiling. Otherwise, a yearly look with an inspection camera is enough to decide.
A proper duct clean uses a camera, a powerful vacuum connected to the duct and brushes that scrub the inside. A visit that only wipes the grilles and sprays a scent is not duct cleaning, whatever the invoice says. This guide covers how to tell which system you have, what the job should include, the red flags and who pays in a rental.
Ducted, central or split: which one do you have?
Before you book anything, check what kind of AC you have. The answer decides whether "duct cleaning" even applies.
- Wall-mounted split units have no ducts. The unit on the wall blows air straight into the room. What it needs is a coil wash and drain flush, which our guide to what a proper AC service includes explains step by step. Anyone selling duct cleaning for a split unit is selling the wrong job.
- Ducted or concealed units sit above a false ceiling, often in the corridor or a bathroom ceiling. You see only rectangular or round grilles in the ceiling and one larger return grille. This is the usual set-up in Dubai towers and most villas, and these ducts can be cleaned.
- District cooling buildings have no outdoor unit for your flat. Chilled water from a central plant feeds a fan coil unit (FCU) in your ceiling, which pushes air through ducts. The ducts and the FCU are yours to keep clean; the chilled water plant is not.
- Large villas sometimes have an air handling unit (AHU) in a plant room or on the roof, serving several rooms through long ducts. These cost more to clean and need a team that has done AHUs before.
If you are not sure, look for an access panel in the ceiling near the corridor or the guest bathroom. That is usually where the indoor unit lives.
Signs your AC ducts need cleaning
Duct cleaning fixes a specific problem. It is not routine maintenance. The US Environmental Protection Agency, whose guidance many duct cleaners quote, advises cleaning only when it is needed. These are the signs that it is.
- Visible mould on the grilles, on the ceiling around them or inside the duct when you shine a torch in. A few grey spots on the grille face can be dust; black growth that comes back after wiping is worth a camera inspection.
- Dust blowing out when the AC starts, or a grey ring of dust forming on the ceiling around a grille within weeks of cleaning.
- A musty or damp smell that appears when the AC runs and fades when it is off. Check the drain tray first, because a blocked tray is a more common cause than dirty ducts.
- Pests such as cockroaches or signs of rodents in the ceiling void.
- Renovation dust. Sanding, tiling and gypsum work push fine dust into the return grille. If you have just finished a villa or kitchen renovation, a duct clean is often money well spent.
- Moving into a flat that has been empty for months, especially one that has seen several tenants.
If someone at home has allergies or asthma, removing dust and mould from the air system is sensible, but duct cleaning is not a medical treatment. Speak to a doctor about symptoms, and be wary of any company that promises health results.
How often to clean AC ducts in the UAE
We could not find a published Dubai Municipality rule that sets how often a private home must have its ducts cleaned. Advice from companies ranges from every year to every three years, and those who sell the service tend to suggest the shorter gap.
A practical schedule for UAE homes:
- Every 6 to 12 months: clean the indoor unit itself, meaning the filter, the coil, the blower and the drain tray. This is part of a normal service and does more for air quality than any duct clean.
- Every year: ask for a camera inspection of the main supply duct and the return. Many companies do this for free or for a small fee, and it should come with photos.
- Every 2 to 3 years, or when the inspection shows dust or growth: a full duct clean. Homes near construction, with pets, or with a lot of sand blowing in may need it sooner.
Filters do most of the work. A clean filter on the return grille stops dust getting into the ducts at all, so rinse it every month in summer.
What a proper duct cleaning includes
A real duct clean takes the dirt out of the system. It does not just move it around or cover it with scent. Expect these steps, roughly in this order.
- Camera inspection before starting, with photos or video of the inside of the main ducts. You should see what they see.
- Protection of furniture and floors under each grille, and covers on the grilles that are not being worked on.
- Negative pressure. A large vacuum unit with a HEPA filter is connected to the duct, so loosened dust is pulled out rather than blown into the room.
- Agitation with rotary brushes or air whips pushed along the duct, which scrub the dust off the inside surface.
- Grilles and diffusers removed, washed and refitted.
- The indoor unit (FCU or AHU): coil cleaned on both sides, blower wheel cleaned, drain tray scrubbed and the drain line flushed so water runs away freely.
- Sanitiser only where it is justified, for example on visible growth on a metal surface, using a product whose label the technician can show you. A sanitiser is not a substitute for cleaning.
- Access panels resealed and any holes cut for the brushes closed properly.
- Camera inspection after, with before and after photos, and a check that air comes out strongly from every grille.
For a two-bedroom flat with one or two ducted units, this takes about half a day. A villa with several units can take a full day or more. A team that finishes a villa in an hour has not done the job.
AC duct cleaning prices in Dubai (as of November 2026)
These are typical prices for a full duct clean with the indoor unit's coil and drain tray, as of November 2026. They are not quotes.
- Per ducted indoor unit: about AED 350 to 750, with the per-unit price falling as you add units.
- One or two-bedroom flat (one or two units): AED 400 to 900.
- Three-bedroom flat or townhouse: AED 900 to 1,600.
- Four or five-bedroom villa: AED 1,500 to 3,000.
- Large villa with an AHU or long central ducts: AED 3,000 to 6,500.
- Camera inspection on its own: often free when you book the clean, otherwise a small fee.
What pushes the price up: more indoor units and grilles, long duct runs, units above fixed gypsum ceilings with no access panel, rooftop units that need ladders or rope access, heavy mould, and evening or weekend slots. Companies rarely price per grille; if one does, compare the total, not the grille rate.
Prices in Abu Dhabi and Sharjah are often similar to Dubai or a little lower. Ask whether 5 percent VAT is included. For servicing, gas and repair prices, see our AC repair price guide.
Red flags: fake duct cleaning and scare tactics
Watch for these:
- Only the grilles are cleaned. No vacuum unit is connected to the duct and no brush goes inside.
- Fogging or spraying only. A sanitiser or scent fogged into the grilles makes the room smell fresh for a day. It does not remove dust.
- Mould scare tactics. A technician shows you a dish of "bacteria" grown from your air, or a dramatic photo you cannot match to your own ceiling, and then quotes for an expensive treatment. Ask to see the problem with the camera, in your own system, live.
- Sweeping health claims, such as promises to cure allergies or cut your electricity bill by a fixed percentage.
- Claims of "EPA certification". The US EPA does not certify duct cleaning companies, so treat that claim as a warning sign.
- Steam or wet cleaning inside ducts, which leaves moisture that feeds mould.
- No written scope. You should get a quote that lists the units, the grilles and what is included, before anyone climbs a ladder.
Some companies say they hold a Dubai Municipality approval for duct cleaning. If a company claims this, ask to see the certificate and check that the company name matches its trade licence. Ask, too, whether its technicians are employed by the company or are day labourers.
Who pays: tenant or landlord
In a rental, your tenancy contract decides. Many UAE contracts put routine AC upkeep, such as filters and servicing, on the tenant, and major repairs on the landlord. In Dubai, where the contract is silent, the rental law generally places maintenance on the landlord. Read the maintenance clause in your Ejari-registered contract (Tawtheeq in Abu Dhabi) before you book.
Duct cleaning sits in a grey area. A useful rule here: if the ducts were dirty or mouldy when you moved in, or the mould comes from a leak or a building fault, ask the landlord to pay. If the dust built up during your tenancy, expect to share or carry the cost. Put the request in writing with photos from a camera inspection.
In towers with district cooling, the building's facilities team may service the fan coil units for a fee or include it in service charges. Ask the management office before booking an outside company, and check whether you need a work permit or a booking slot for the service lift. Buildings in areas like JVC and Dubai Marina often require one.
AC not cooling? Check these before you call
- Thermostat: is it set to Cool, not Fan or Dry, and below the room temperature? Replace the batteries in a wireless controller.
- Filter: pull the return grille filter. A filter caked with dust can cut airflow badly enough to stop cooling and even freeze the coil.
- Breaker: check the AC breaker in your distribution board. If it trips again straight away, stop and call an electrician or AC technician.
- Outdoor unit (if you have one): is the fan turning and is the unit clear of boxes, plants and sand? In district cooling buildings there is no outdoor unit, so check with the building if several flats are warm.
- Ice or water: ice on the pipes or water dripping from the ceiling means switch off and call. Running it frozen can damage the unit.
- Airflow at the grilles: weak air from every grille points to the filter, blower or a blocked coil; weak air from one grille may be a disconnected duct.
If these checks do not fix it, describe what you found when you request quotes. Licence-checked AC companies in Dubai and across the UAE are listed on our AC repair and duct cleaning page.
Checklist before you book a duct clean
- Confirm you have ducted or central AC, not wall-mounted split units.
- Ask for a camera inspection first, with photos of the inside of your own ducts.
- Get a written quote that lists the number of units and grilles, the method (negative pressure and brushes), the coil and drain tray clean, and whether VAT is included.
- Ask which sanitiser they use, if any, and why it is needed.
- Ask how long the job will take. Half a day for a small flat is normal; an hour for a villa is not.
- Check the building's rules on work permits and service lift times.
- In a rental, agree in writing who pays before the work starts.
- Ask for before and after photos and an invoice with the company's trade licence details.
- If you have just finished building work, book the duct clean after the dusty work is done, and pair it with a deep clean of the home.
When you are ready, compare licence-checked AC and duct cleaning companies and request free quotes on our AC repair and duct cleaning page.
Any AED amounts in this guide are typical ranges for Dubai as of October 2026; prices in other emirates are often similar or lower. They are not quotes and not offers: real prices depend on the job, the company and the date, so ask for written quotes.
Frequently asked questions
How much does AC duct cleaning cost in Dubai?
As of November 2026, typically AED 400 to 900 for a one or two-bedroom flat, AED 900 to 1,600 for a three-bedroom flat or townhouse, and AED 1,500 to 3,000 for a four or five-bedroom villa. Large villas with an air handling unit can reach AED 6,500.
How often should AC ducts be cleaned in the UAE?
Clean the indoor unit, coil and drain tray every 6 to 12 months, inspect the ducts with a camera once a year, and clean the ducts every 2 to 3 years or when the inspection shows dust, mould or pests.
Do split AC units need duct cleaning?
No. Wall-mounted split units have no ducts. They need a proper service with a coil wash and drain flush, which costs AED 150 to 350 per unit as of November 2026.
Is AC duct cleaning the same as AC maintenance?
No. AC maintenance cleans and checks the unit: filter, coil, drain, electrics and refrigerant. Duct cleaning removes dust from the ducts that carry the air to each room. A good duct clean includes the indoor unit's coil and drain tray, but it does not replace a regular service.
Why is my AC not cooling even after cleaning?
Check the thermostat mode, the filter, the breaker and whether ice is forming on the pipes. If those are fine, the cause is often a refrigerant leak, a failing fan or capacitor, or a disconnected duct, and a technician should measure it rather than guess.
Who pays for duct cleaning in a rented flat?
Your tenancy contract decides. If the ducts were dirty when you moved in, or mould comes from a leak or a building fault, ask the landlord in writing with photos. Dust that built up during your tenancy is usually the tenant's cost.
